In the link you send there is written that the cash back in only for 6 months. It seems there has been some misunderstanding. So yes, the given link is valid for only 180 days that is around 6 months.

Perdonar que reviva este hilo y es que hay una plataforma que tiene proyectos igualitos a Crowdestor, se trata de EVOESTATE y resulta muy mosqueante..., os dejo alguna captura de este mismo proyecto que ofreció crowdestor hace poco.

Evoestate es un agregador de plataformas que te permite gestionar los proyectos de varias plataformas desde una sola.

¿Evoestate es un gestor que se lleva una comision entonces?...creo que voy a hacer eso con las letonas aqui en mi trabajo...todo el mundo dice que es un coñazo estar pendiente y un riesgo muy alto. Voy a montar mi plataforma ofreciendo un 6% de interes jajajaja. Que me den 1.000€ y en un año les doy 1.060€, seguro que a esos 1000 les saco facil un 11%, ¡¡ojala pudiesemos hacerlo a nivel particualr en España y fuera legal!!

Evoestate no es un gestor, es un agregador. No estoy registrado pero entiendo que te permite integrar todas las plataformas en las que estés registrado y así poder ver todos los proyectos que se publiquen sin tener que ir entrando en cada una de las webs.
Por lo que dicen en su web, no cobran ningún tipo de comisión a los inversores. Supongo que deben ingresar comisiones de las plataformas por colocarles los proyectos.

Veo que ya te han contestado y no es el único "rastreator" que hay por ahí....

In Crowdestor description there's no underwriting of LTV value, but if the property will be acquired for 430,000 EUR and the loan amount is 750,000 EUR it means that the LTV is 174%. This is the classified to the property. 

The money will be used to invest capital for the initial renovation and later this project will be exited via bank loan. The duration of this project could be shorter, but Crowdestor is adding additional safety buffer in case the bank loan would take longer to obtain.

 
 

Summary

The current investment opportunity offers CROWDESTOR investors to make a secured loan to Developer of project Miera Residence.

Current investment opportunity offers CROWDESTOR investors to make a loan with 19.5% annual interest rate.
Minimum target to be raised in CROWDESTOR platform is EUR 400 000,00 and the maximum target is EUR 750 000.00.
Project is developed by SIA “CR 1”, an SPV registered for investment management, a sister company of CROWDESTOR OU.

Bueno al final, parece que ofrecen convertir la deuda del préstamo en acciones del proyecto.

We are writing regarding the development project you have invested in-Miera Street 21.
The real estate project is located in Riga city center, historical street, surrounded by trendy restaurants and shops. The building itself has historical significance and the renovation plan was aiming to combine modern comfort with authentic Latvian architecture.
The CROWDESTOR is proud to facilitate the re-development of the building and we have successfully raised 1,065,000 EUR in 5 tranches as a loan to a development company. At the moment, 70% of all renovation works are done, and 104,743 EUR was paid to investors as an interest, and a third of apartments are pre-booked and have potential tenants.
As with many businesses, COVID-19 induced crisis has brought interruption to the construction process. The finalization of the project has been delayed due to several factors: Closure of Municipality Building Authority, slower pace of fundraising, delays in negotiation with potential buyers, and refinancing negotiations with senior lenders. This has put a strain on the principal repayment and as a result, the first tranche worth 750,000 EUR due on the 26^th of July 2020 is delayed. The second tranche due in November 2020 will be delayed as well.
This is an unforeseen situation which hurts great investment opportunity and attractive real estate. In order to finish the project on Miera Street 21 CROWDESTOR needs to raise an additional 300,000 EUR.
CROWDESTOR has prepared an offer that will motivate the existing investors and will compensate for the delays in principal repayment (which are caused by unforeseen external factors).
All CROWDESTOR investors in Miera Street 21 will have a possibility to convert their loan into equity and to receive 100% of the deal upside. This means that CROWDESTOR investors will be full owners of the building, therefore all profit made when the building is finished and sold will be distributed among CROWDESTOR investors.
The deal will be formed as a convertible note for 15 months with an expected profit of 24.4-26.9%, with a 1-2% additional bonus.
All investors will be offered to vote whether they want to convert their loan into equity in the following weeks.

Con las acciones  nada , se hará una SPV por porcentajes y será como una SL de Houers, 

Cuando se venda participas del beneficio / perdida , según ellos estiman el B superara el 25%
